CDA approves express service for building plan approvals

ISLAMABAD: There’s good news for the residents of the capital city, as they can now expedite the approval process for their residential or commercial building plans by paying an additional fee.

To streamline the process, express desks will be established to approve residential plans within two days and commercial maps within three days. This initiative, approved by the CDA board, aims to save citizens valuable time and reduce the associated hassles.

Under the current procedure, outlined in the ICT Building Regulations 2020, the standard approval time for a building plan is 21 days. However, due to staff shortages, a high volume of applications, and other reasons, many citizens face delays in obtaining approval for their maps.

Addressing this concern, DG Faisal Naeem of the CDA Building Control Section proposed the establishment of a facilitation center to fast-track the processing of building plans. Individuals seeking approval for their plans can directly submit their building drawings and relevant documents to this center.

In the initial phase, residential plots up to 60×90 square feet in CDA sectors and approved housing schemes will receive approval within two days. Commercial plots of 500 square meters with a covered area less than 10,000 square feet will be approved within three days. In addition to the scrutiny fee, applicants will need to pay extra fees for expedited services.

For a 365 square yard residential plot, the urgent fee will be Rs20,000, while larger plots will incur a Rs30,000 fee. Similarly, the urgent fee for a 5,000 square feet plot will be Rs50,000, and for a larger plot, it will be Rs75,000.

A centralized one-window system will be established at the center, featuring three express desks, each overseen by an assistant director. Estate management officers will also be present at these desks, and special allowances will be provided to the officers and staff involved.

Monthly allowances include Rs30,000 for the assistant director, Rs20,000 for the deputy director, Rs15,000 for the estate management officer, and Rs10,000 for the stenographer or assistant. The CDA board has officially approved this comprehensive plan.
